This is Avana, one of our largest turnkey project. Our team is doing all engineering procurement and construction (EPC) /designbuild work for the 104 apartments, 12 floors on Ngong Road. It’s well over 100,000 square feet of space with swimming pool, club house and decent finishes. We are now on the last floor, just completed sample apartment and underway with international and local procurement to begin finishes.
Traditionally, such a project would require around 6 consulting firms (architect, project manager, structural, electrical and mechanical engineers, quantity Surveyors) And possibly 3-6 contractor firms (main contractor, several subcontractors). We are now able to execute the same as Questworks while giving the client a fixed price, payments based on milestones and fixed timeline. Avana has an independent architect by the client and so this project will be delivered by Questworks and Clients Architect. In some cases, client rep maybe a project manager or a project QS/Engineer but we would then go and delivery the rest of the work!
In the last 50 years construction has lost a lot of value in part because of slow adoption of technology and also because of all this fragmentation of the industry and the way work is being done by so many firms that often have different interests. It remains the top 3 most corrupt industry. Consequently the only people that loose are the clients.
It’s possible now for developers or anyone building to have a fixed price, call only one company to do everything and for them to have a predictable payment delivery timelines.
